UTILITIES: For reservations of 28 nights or longer, a non-refundable utilities fee is required and is due prior to check-in. This fee helps cover electricity, natural gas, water, sewer, trash, and other utility-related operating costs. The utilities fee is based on seasonal usage and property size and ranges from $25–$50 per day. The exact amount will be determined based on the season and length of stay. BBQ: The home is equipped with a BBQ grill and propane tank(s). We provide the tanks, but they may need to be refilled during your stay. If you'd like our team to deliver and install a full propane tank, the fee is $69 per tank. Please let us know before your arrival if you'd like us to arrange this. Alternatively, you are welcome to refill the tank yourself at a nearby propane refill station or exchange location, paying only the cost of the propane. PETS: additional fee of $250 minimum per pet. Additional Pet fees may apply, depending on the size and breed. Outdoor Bugs 🐜 It’s normal to occasionally see bugs outdoors, especially during warmer months. We have regular pest control service, but to help prevent bugs from entering the home, please keep doors and windows closed when not in use. Important Note for Late or Last-Minute Bookings: Thank you for your reservation! Please note that for bookings made after 4 PM or for same-day arrivals, we may not always have time to fully refresh the property before your check-in, depending on the timing of your reservation. If you notice anything that needs attention upon arrival, please don’t hesitate to message us — we’re happy to send someone out the next day to take care of it. Your comfort is our priority, and we’ll do our best to ensure you have a great stay.
